An investment announcement is not a factory. Between the press release and the first part coming off the line there are permits, construction, hiring and, almost always, two or three years.
So we ran the exercise backwards. Instead of counting announcements, we went back through 43 investment announcements made in Nuevo León between 2022 and 2025 to see what exists today, using sources dated after the announcement: company reports, filings with the US Securities and Exchange Commission, state follow-up bulletins and trade press coverage.
What follows is the most interesting part of the result: the companies that ended up investing more than they had promised.
The ones that multiplied the figure
Honeywell is the largest jump. It announced US$3 million in November 2022, and eleven months later the state confirmed an investment of US$150 million. Its Monterrey operation is one of only four Global Supply Chain Centers of Excellence the company runs worldwide.
Cadrex announced US$10 million in 2024 for its plant in Juárez, Nuevo León. By February 2026 it had opened a third building and its campus reached 573,000 square feet of metal fabrication, serving data center and artificial intelligence infrastructure.
Daye announced US$120 million in November 2022. When it opened in Salinas Victoria in October 2025, the final figure was US$300 million and more than 2,000 direct jobs, two and a half times the announcement.
Yinlun, through TDI Manufacturing, arrived in 2023 with one plant at Hofusan. It now runs three operations in the state, with US$50 million and a thousand additional jobs announced in April 2026. It makes coolers, battery heaters and refrigeration modules.
The ones that kept building
LEGO strung together three expansions in under three years on the same site in Ciénega de Flores: US$507 million in 2022, US$205 million in 2023 and another US$508 million in 2025. Its cumulative investment in Nuevo León exceeds US$1 billion since 2008, with 6,300 jobs. The 2025 tranche includes solar panels, battery systems and a water reuse plant.
Kia turned its US$408 million from 2022 into concrete product: the K4 and Hyundai Tucson lines, the two millionth vehicle built in Pesquería, and the first export of a car made in Nuevo León to Europe, in September 2025. In July 2026 it announced US$649 million more for the EV3.
Siemens promised MXN$955 million and ended up deploying MXN$1.1 billion. In March 2026 its Santa Catarina plant earned LEED Platinum certification, the first Siemens factory in the world to do so, running 40% below the energy consumption of a benchmark industrial building.
Güntner went from five to six plants across metropolitan Monterrey, and is still hiring. Hammond Power Solutions opened its fourth plant in Guadalupe in June 2024 and two months later announced another US$20 million to expand it, amid surging transformer demand.
The ones that grew in logistics and retail
Amazon announced MXN$1.5 billion in 2022. By November 2024 its cumulative investment in the state exceeded MXN$4 billion, with two fulfillment centers, a sortation center and three delivery stations.
The Home Depot promised MXN$1.9 billion and 500 jobs. It now totals roughly MXN$6 billion, 14 stores and about 2,500 employees, and its two Nuevo León logistics centers move 80% of the chain's national merchandise.
Grupo GP is the local case. It announced one Pocket Park in Ciénega de Flores in 2023, and by October 2025 it was operating seven Pocket Parks in Nuevo León, having also exported the format to Guanajuato.
What the exercise taught us
Three things worth knowing if you are evaluating an investment here.
First: the real clock is two to three years. Daye took three years from announcement to ribbon cutting, Siemens two, Bosch exactly the two it had promised. Nobody opens in six months, and planning around that expectation is the most common source of frustration.
Second: several "announcements" were actually openings. Hammond, Brembo, Taylor and Topband issued their press release the same day they cut the ribbon. The buildings were already up.
Third, and this is the underlying pattern: expansion is more common than arrival. Most of the capital verified in this exercise did not come from new companies, but from companies already here that decided to stay longer. That says something about the day-to-day of operating in this state that no brochure can say.
If you are evaluating Nuevo León
- Browse the map of industrial parks, with availability by municipality.
- Review options for industrial buildings, land and build-to-suit.
- Explore the state's strategic clusters and how to join their supply chains.
- Start with the energy overview, usually the variable that decides.
Method: we reviewed 43 official investment announcements published in Nuevo León between 2022 and 2025. Each case was checked against at least one source dated after the announcement. Only companies whose operations could be verified through a primary source or follow-up coverage are included here. Figures correspond to the date of the cited evidence, not to projections.
